Cost Per Lead for Real Estate Agents

Josh Pocock

6 min read

Most agents judge their cost per lead for real estate by the price of a single lead, when the number that pays the bills is the cost per closing. Agents also pay for leads in two very different ways, up front for each lead or after closing as a share of the commission, and comparing them takes a little math.

The average cost per lead for real estate is about $14 on Meta lead ads and about $103 on Google search, per LocaliQ's 2026 benchmarks. Pay-at-close programs charge nothing up front and take 33% to 40% of your commission on Redfin's published schedule.

Below are the costs by source, the break-even math between paying per lead and paying at closing, and what changes the price.

Two ways to pay for real estate leads

Pay up front. You pay per lead or per month whether anything closes or not. Your own Facebook, Instagram and Google ads work this way, and so do portal advertising products where you buy exposure in a zip code.

Pay at closing. You pay nothing until the deal closes, then hand over a referral fee, a percentage of your side of the commission. Redfin Partner Agents and Zillow's invite-only program (Flex, renamed Preferred in 2026 according to The Close) work this way. Read the terms on response times and status updates before you join.

Up-front leads are cheap per lead and expensive in time. Pay-at-close leads cost nothing to try and a lot per deal.

Why Meta leads look cheap and Google leads look expensive

A Meta lead is often someone who tapped a home valuation or new listings ad while scrolling. It costs little, and many of those people are months or years from moving. A Google lead typed something like "homes for sale in [town]" or "sell my house" and then filled in a form, so intent is higher and so is the price.

Neither number means much until you know how many of those leads turn into appointments and closings. A cheap lead that takes a year to close still has to be followed up for a year.

Pay at close vs paying per lead: the break-even math

Here is the comparison that matters, using a simple example. On a $400,000 sale where your side of the commission is $10,000, Redfin's 33% band means a $3,300 referral fee.

That $3,300 would buy about 240 Meta leads at $13.74, or about 32 Google search leads at $102.51.

So the break-even question is simple:

Break-even close rate = cost per lead ÷ referral fee

  • Meta: $13.74 ÷ $3,300 = 0.42%. If more than about 1 in 240 of your Meta leads closes, ads cost less per deal than the referral fee.
  • Google: $102.51 ÷ $3,300 = 3.1%. If more than about 1 in 32 of your Google leads closes, search ads cost less per deal.

These use averages. Your own cost per lead and close rate will differ, and ad leads also cost you time, creative and someone to work them. Pay-at-close leads cost nothing if they do not close, which is real value when cash is tight or you are new to a market.

What changes the cost per lead in real estate

  • Buyer or seller. Seller leads are usually worth more and harder to get, so ads aimed at sellers tend to cost more per lead.
  • Price point and market. Expensive zip codes and busy metros cost more on every channel, and referral fees rise with sale price on Redfin's schedule.
  • Offer. A home valuation or a list of new listings gets cheap leads. A request for a showing or a listing appointment gets fewer, warmer ones.
  • Form friction. Instant forms bring volume, and landing pages bring intent. Our guide to Meta lead forms vs landing pages covers the tradeoff.
  • Season. Demand is seasonal in most markets, and ad costs tend to follow it.

Cost per lead vs cost per closing

Track three numbers for every source: cost per lead, cost per appointment and cost per closing.

Cost per closing = total spend on the source ÷ closings from the source

Real estate has long timelines, so give each source at least a few months and count closings that happen after the first contact. A source that looks bad after 30 days can look very different after 180.

The step that changes these numbers most is the first reply. Online leads cool quickly, and the agent who answers first usually gets the conversation. Speed to lead explains why, and our guide on whether realtors can use AI to call leads covers the consent rules for automated calls and texts.

Generating your own real estate leads

Running your own ads gives you leads nobody else is paying for, at a cost per lead you can see every day. It also means you own the follow-up, which is where most agents lose them. Executive Stride runs Facebook ads for real estate agents and the AI follow-up behind them, so every opted-in lead gets a reply in seconds and a booked appointment when they are ready. FAQ

How much do real estate leads cost?

Meta lead ads average $13.74 per lead and Google search ads $102.51 per lead in LocaliQ's 2026 benchmarks. Pay-at-close programs cost nothing up front and take a share of commission instead.

How much are Zillow leads?

Zillow does not publish a rate card. Premier Agent is priced by zip code, and its pay-at-close program charges a share of your commission. A 2025 lawsuit alleges that share reaches 40%.

What are pay at closing real estate leads?

They are referrals you pay for only when the deal closes, as a percentage of your commission. Redfin's published schedule is 33% to 40% of gross commission on sales of $100,000 or more.

Are Facebook or Google leads cheaper for real estate?

Facebook and Instagram leads are much cheaper per lead, about $14 against about $103 on Google in LocaliQ's 2026 data. Google leads usually show more intent, so compare them on cost per closing.

How much should realtors spend on marketing?

We did not find a reliable published benchmark for real estate marketing budgets. Work back from your goal: closings you want, your close rate per lead, and your cost per lead give you a monthly budget.
